一场疫情之后,几乎全球人民的生活习惯都产生了或大或小的变化~比如,随着各公司推出弹性工作制,很多大城市的上班族一个个奔向了乡下的桃花源,顺便催生了新的安居热点。
在这样的趋势下,英国各地区的安家成本产生了变动:全英安家成本最高的地方,不再是伦敦,而是这个小城!BBC:Winchester现在是全英买房成本最高的地方据BBC等多家英媒援引Halifax新发布的数据,2021年全英国安居成本最高的地区,是Winchester;最低的地区则是北爱尔兰的Derry。排名依据的算法,是房价与平均收入的比值。比值越低,置业成本越低,反之亦然。我们可以看出,一部分“小地方”由于中高收入群体的迁入,置业成本被推高;而曾经贵上天的大都市也由于上班族的“逃离”,房价开始降温。置业成本最高的20个地方(降序排列,城市-房价收入比-本地平均房价-本地平均年薪)1. 与此同时,受到印花税假日的刺激,买房的人也相对较多。Winchester不仅一举冲到了全英置业成本榜首,房价还比去年同期涨了8%。英格兰南部地区拥有优质自然资源以及通勤条件的地区,尤其受买房者青睐。Halifax首席执行官Russell Galley表示,“这个片区只有Plymouth和Portsmouth这两个地方的置业成本高于该区平均成本。”在过去一年中,全英平均房价上涨了10.3%,达到£287,440;但是平均工资只上涨了2.1%,为£35,677。房价涨幅最大的地区为Salisbury,为36%(=£392,355)。除此之外,Hereford,Lancaster和伯明翰的房价涨幅都很大,分别是29%,19%和19%。
在置业成本最低榜单上,北爱尔兰的Derry继续占据榜首。该榜单排名第二的Carlisle,本地平均薪资增加了13%,不仅远远赶超英国平均水平,还增加了本地人购房的能力。除此之外,全英国10年房价涨幅(2011-2021)最高的地方是Gloucester,为100%(=£287,600),排在后面的分别是伦敦(98%),Chichester(98%)和曼彻斯特(97%)。全英10年房价涨幅平均为71%。
